Old, beat up furniture is often thrown away and replaced years before it is truly unusable. This type of furniture is great for anyone looking to furnish a house or apartment on a budget. People replace furniture for a wide variety of reasons, and, in many cases, old furniture can be quite valuable. Antique furniture fits this model very well. The keys to transforming old home furnishings into new are preparation, creativity and hard work. With these three tools just about any piece of furniture can be made to look brand new.

Adequate preparation is important when starting any refurbishing process. For example, you should know which type of wood you are working with. Whether you are working with wood or metal, it is instrumental to the process that you closely investigate your furniture in search of any nicks or scratches in the piece. You should also look for stains, burns and other blemishes. It is also essential to know what kind of paint and finishing was used on the product. You should remove any wax that may exist on the piece of furniture. If you sand down the paint when it has a layer of wax over it, you will drive the wax deeper into the wood. Wax will also prevent new paint from taking hold. Check the surface closely for any laminate; this can also make the application of new paint difficult. Cleaning the item is important prior to, and often after stripping the paint. When all of these external layers are removed you will need to work on removing the paint. This can be done either with a chemical stripping agent, or with fine grain sandpaper. Refrain from using heavy grain papers, they will scratch the wood. It is also important to not use sanding-on lead based paint, as lead paint chips can be harmful. Similar actions are taken on metal furniture. The main difference is that any rust will need to be removed. When you have successfully removed the old coat of paint and prepared it for the new coat, creativity comes into play.

There are a wide range of options for painting wood or metal furniture. If you want an old, well worn look, you can buy paints that will actually peel away slightly on purpose. This effect works especially well when one paints a base coat in one color and a second coat in a complementary shade. When the second coat peels slightly it will reveal the base coat, and the two layers will complement one another giving your piece a stunning appearance. You can also find paints that will crackle and perform other similar effects to achieve this goal. Another option for creativity is using stencils. By combining stencil use, multiple coats and creative sanding of the wood, one can turn an old ratty television stand or garden bench into a work of art. It is important to remember in all of this that you are working with paint, not something permanent. If you make any mistakes you can always re-sand the patch you made a mistake on. The flexibility allowed with paint makes the potential for experimentation high, so take advantage of that freedom.

If you want to stain the furniture the process is a little more complicated. The main difference between staining and painting is that staining requires a little bit of extra care. It is easier to make mistakes, and there are a few fine details for staining that do not apply to painting. Be sure to discuss your options with somebody at a hardware store or paint supplier before you start. This will give you a clear idea of what you are getting into and what will work best with the furniture that you have.

Hard work is necessary to successfully refurbish an old piece of furniture. The process of refinishing furniture sounds simple on paper, and it is something that anybody can do. However, doing it well takes a great deal of work. For the most part, hand sanding will work the best. Small electric sanders are functional, but throughout your project there will likely need to be a number of small adjustments made in which an electric sander would be ineffective. Be ready to employ some elbow grease to make sanding work. A few of the ingredients of a successful project are research, creativity and hard work. A few other ways to ensure success is finding out the correct type of wood used, the proper kind of wood putty to fill scratches and cracks and the correct primer are all necessary for a successful project. If you put the effort into your project then the preparation and creativity will often take care of itself. Do all of these things, and in the end you will have a piece of furniture that looks brand new.

Gas Furnace Functions

The process performed by a regular conventional gas furnace is quite simple in theory. The gas furnace is located in a large box and in order to control the temperature in your home or office the furnace takes in cold air, cleans this cold air by running it through an air filter, heats up the cold air by the use of a gas burner and a steel heat exchanger, then distributes the warm air through the ductwork in your home or office by using a blower. So as you can see the theory behind the heating and cooling cycle performed by a gas furnace is quite simple.

Gas Furnace Process

Once the gas furnace has completed the heating process and the warm air is inside your home, the air will begin to go through a natural cooling process. This cooling process makes it necessary to remove the cool air from you home and replace it warm air. This continual air heating and cooling exchange is performed by using return ducts which suck the cool air back to the gas furnace through return air grills and ductwork so it can run through the heating process again. Located on the return air grills and ductwork there is a device called a humidifier. This helps to control the humidity of the air inside your home so that the heated air is not too dry. This is an important process as the air can become very dry as is continues to go through the heating and cooling process performed by the gas furnace.

Gas Furnace Main Types

A conventional gas furnace is defined as anywhere up to 89% AFUE (annual fuel utilization efficiency) whereas anything above 90% is defined as a high efficiency condensing furnace. These high efficiency condensing furnaces are a little more complex than a conventional furnace. It uses slightly different technology to perform the heating and cooling function. The main differences lie in the method used to extract heat from the combustion process and the method used to exhaust the combustion gases. To put it simply, there is not a greater overall efficiency difference in the combustion process in a high efficiency condensing furnace compared to a conventional gas furnace. The difference in efficiency lies in the heat extraction process after combustion has occurred. Both the conventional gas furnace and the high efficiency condensing furnace use gas burners with electronic ignition systems.

The gas furnace heating system can sound a little complicated at first but its actually quite a simple theory. The engineering and design of a HVAC heating system is much more complicated to understand and implement. However, if you put in the effort to understand how a gas furnace works then performing simple maintenance and troubleshooting can be done yourself without hiring the services of a HVAC contractor.

This article has outlined a simplified version of the heating process performed by a gas furnace, and also what happens to the air once the cooling process begins. There are a number of other articles and videos on this Vancouver heating and cooling HVAC website that may also help further your knowledge on other HVAC aspects in addition to the function and process performed by a gas furnace.

Many homeowners don’t comprehend this, but there are many rules in place that keep your lender from taking advantage of you, while they are foreclosing on your home. Every day, I hear: My bank just wants to take my home because it’s worth more than the payoff. In some cases, this may be the case, but by law, your mortgage company must sell the home for its fair market value and pay you any proceeds over and above the amount owed. Lenders may try and take advantage of the fact that most borrowers don’t know the laws when it comes to foreclosure, but we’ll help you understand your rights and hopefully get some money back if you’ve lost your home.

The main issue we’ve seen is when lenders accept an offer on the home as quickly as possible, just to pay off the mortgage. After the foreclosure and eviction, mortgage companies seem to forget about following the laws. For example, lets assume your home is worth $300,000, but your total payoff is only $275,000. Your mortgage company has a legal responsibility to sell the home for it’s fair market value, which is $300,000. This would leave $25,000 for you. What usually ends up happening is the bank accepts the first offer they receive of, lets say, $250,000, then they sue the home owner for a $25,000 deficiency judgment.

In a case where the bank has a legal responsibility to pay $25,000 to the homeowner, instead they end up stealing the home and suing the homeowner for an additional $25,000. There is absolutely no reason the homeowner should have to pay for the the lenders neglect to sell the home at a fair price.

If you are in the process of having your home foreclosed on, or if you have already lost your home to foreclosure, then it’s urgent that you know the appraised value of your home. You may be owed thousands of dollars, in the event your home is, or was, sold for less than it was worth. There are many cases where previous homeowners have gotten settlements in excess of $50,000! Knowing your rights and the laws when it comes to facing foreclosure is likely one of the best ways of avoiding foreclosure altogether. If you didn’t understand your rights and you were taken advantage of, there is a chance you can get your home back, or at least sue the lender for their misconduct.

A great way to get the value of your home is to is to get a full appraisal from a local, qualified appraiser. However, this can be quite costly, since you are/were facing foreclosure. It’s also hard, after a hardship, to justify throwing good money after bad. My recommendation is to get a estimate from a Realtor or Property Valuation from another qualified source. Our website can provide you with a good local company if you need one. I strongly discourage using a website service that give value quotes, because they are rarely accurate and do not take the condition of the home, or improvements into consideration.

When it comes right down to it, if your lender acted illegally when foreclosing on your home, or sold the home afterwards for at a lower price than they should have, then you need to do something about it! We can not just sit back and let the lenders get away with such misconduct and taking advantage of helpless consumers. Take action immediately and we’ll help you force your lender to answer for their wrongdoings!
